Why do we need an Architectural Review Committee?
The purpose of the Architectural Review Committee is to ensure that the Covenants and Restrictions within the neighborhood are observed and that the value of all members property is preserved and enhanced through review and approval controls. Most neighborhoods with active Architectural Review Committees see long term growth in value to the communities they control. This is not intended to deprive a homeowner of their civil rights but protect the rights of all homeowners within the community. The Architectural Committee was established and guidelines were formulated to guarantee that Woodland Place would maintain its architectural spirit and value. The guidelines are comprised of design philosophy submittal procedure and standards. The Board has adopted these guidelines. Any conditions, materials or procedure not defined within the CC&R’s and these guidelines shall become a matter of judgment on the part of the Architectural Committee. The purpose is to provide a procedure and establish guidelines for assisting each owner to obtain approvals.
What do I need to do to get approval for home projects requiring ARC approval?
In accordance with the ARC review processes, the homeowner will submit an application with specific details about their projects to include a description of the project, the contractor performing the work, drawings or images of the proposed changes being requested, materials used, colors and style of proposed project. The application may be emailed to the Team Leader of the ARC or Lewis Association Property Management for the review and consideration of the ARC.

What happens if my request is denied by the ARC
A denial by the ARC will be reviewed by the Board of Directors for cause. If supported by the Board of Directors, the ARC will respond to the applicant with the reason for denial and the course of action or recommendations to allow the project to be approved and returned to the requester in writing by the ARC.
What happens if I go ahead with my project without ARC approval?
A homeowner who does not seek or receive approval for a project by the ARC, may have legal action taken against them to remove the non-approved structure or return the modified structure to its original condition as well as the responsibility for legal fees incurred by the Board for such action required.
